6 Mistakes to Avoid When Moving up to Your Next Home
Unlike the experience of buying a first home, when you’re looking to move-up, and already own a home, there are certain factors that can complicate the situation. It’s very important for you to consider these issues before you list your home for sale. Not only is there the issue of financing to consider, but you also have to sell your present home at exactly the right time in order to avoid either the financial burden of owning two homes or, just as bad, the dilemma of having no place to live during the gap between closings.
In this Summer edition of InHouse, I outline the six most common mistakes homeowners make when moving to a larger home. Knowledge of these six mistakes, and the strategies to overcome them, will help you make informed choices before you put your existing home on the market.
*Feel free to share these SIX mistakes with anyone you ...

Exciting New Year’s Resolution…
As a fellow Lover of Holiday Time, I wanted to share with you some exciting news for the New Year.
It seems most people establish New Year’s resolutions, but for whatever reason they fall short of keeping them. Each year I highlight a great book that helped me and my team dramatically improve our follow through on achieving important goals and I wanted to share that with you – as sort of a Happy New Year After Christmas Gift; more on the book in a moment.
Some of your friends, neighbors, associates or relatives may have a New Year’s resolution to make a move. Well, we can help them with that, help you and help the community at Rotary Club of Concord at the same time.
For the month of January, anyone you know wanting to sell their house, I will guarantee the sell of their home for 100% of Market Value or I’ll Pay the Difference. * ...

The Story of Mount Everest
AGENT: Julin
BUYER: Sue
Sue came to one of our open houses in Concord, met with her after the open house and she asked us to help her find a home for her family. Sue thought the east bay would be affordable but realized her commute every day to Milpitas but be long. Sue decided to stay in San Jose area, we explained how competitive the market in San Jose was and that a successful transaction will depend on her trusting our expertise and following our lead. Sue was pre-approved with a lender and knew what her budget was.
After a few showings, she fell in love with a cute flipped house, perfect for her because she wouldn’t have any fixing to do to it. We presented a very competitive offer which was accepted right away. We encounter a bump in the road with lender, but it was all worked-out. The seller and Listing Agent were very understanding, we kept them informed along the way, and we successfully close escrow and Sue and her family m; ...

The Story of Trinity Ct.
AGENT: Julin
SELLER: David
David is a CPA and the Trustee of his father’s Trust. We interviewed with him a couple of times before taking the listing, provided him with substantial information to share with the other family members in preparedness to listing the house and had meaningful conversation about what the best strategy for their situation was. We understood how delicate and controversial this type of family situations can be after the loss of a father, therefore, we knew that our experience, patience, guidance and open communication would be essential factors for this family to get through this transaction successfully.
The house was in good shape to be sold in “As-Is” condition without the big hassle of repairing or remodeling it, which it was the best route to take for the family after the heartache of a significant loss.
We coordinated with the family a timeline to vacate the father’s personal; ...

BUYER: DAN & BECKI
Dan and Becki came to one of our open houses when they first started looking for homes, we met that afternoon and our quest for them started right away. They had been qualified with an on-line lender, we advised them to get pre-approved with a lender and within a couple of days they were for an FHA loan.
Dan and Becki were very motivated, proactive and cooperative clients. They did their homework, checking the listings and information we provided, driving-by the neighborhoods of houses of preference, and very quickly we found the home they liked. We presented a very competitive offer which it got accepted right away. The transaction was a bliss, the sellers were responsive, the lender was a great allied, and in no time we closed escrow and Dan and Becki were ready to move in. The whole family is happy in their new home.
